A Buyer’s Guide To New Construction

Let’s talk about New Construction. Buying a new home is exciting and fun, you have the option to choose a lot of the selections in your new home such as flooring, cabinets, fixtures, and lighting. Here’s a little guide to help you get started in your search for a location, builder, and options.

First, decide what type of new construction home best suits you and your family. Are you looking for a spec home, builder-grade or custom? A spec home is a home that is already built, which may result in you not having the option to choose your selections. You’ll be the first to live there but the builder has already chosen and installed the flooring, lighting, paint color, cabinet style and color, fixtures, etc. These are what we call “move-in ready” homes.

A builder-grade home is a home where the builder has set the home plans. This option will provide the least amount of customization, however, the builder will allow a few selections to choose from. You typically can’t change anything structural unless it’s already an option in the builder plans. The builder will provide a few options for flooring, cabinets, fixtures, hardware, and appliances but that’s about it.

Lastly, we have custom homes. When building a custom home you have complete control of the selections from the builder to the color of the door knobs. You may select the land where you want your home to be built or the builder may have some options. Options for a custom-built home range from selecting the number of bedrooms, bathrooms, stories, the layout and so much more. This option typically takes a little longer but it’s worth the wait.
